The first time we meet, we will discuss what your selling objectives are. This is a good time to ask questions, and I will give you an idea of what to expect during the selling process, as well as from the current market. We will discuss preliminary ideas for pricing and house preparations. I will provide you with a complete Comparative Marketing Analysis (CMA) for your property after finding out more about the home and present a detailed comparison for discussion. I provide extensive information on market pricing and current values so we can discuss and plan the best strategy for your unique home and situation.
I provide a step-by-step guide for any preparation or repairs deemed necessary and budgeted for. We will prepare the listing agreement and review required disclosures and discuss any possible issues. We will make a plan and set a schedule. Some properties require more than others to get to the stage of being ready for our professional photographers, and I am here to help every step of the way. We prepare for when the listing goes live and discuss best options for showings, offers, negotiating, repairs, closing documents and beyond.
Preparing Home/Property
Before putting your home on the market, I want to ensure it is most attractive to the most potential buyers. Knowing how to showcase and accentuate the best features of your home, without incurring unnecessary expense, is at the core of what I do. I will provide you with a detailed Home Preparation Consultation and selling tips from years of experience and hundreds of transactions. As we walk through your property, we will discuss possible repairs, curb appeal tips, staging, and making your property feel welcoming to potential buyers. Most homes need some amount of staging, which is provided as part of our listing agreement, as is my professional photographer, property virtual tour, website, professional print and signage. If staging is necessary, I will share options based on your property and provide many staging materials at no additional cost to sellers. I have a list of contractors who have helped me and many clients to prepare homes for market. Everything from light landscaping to heavier lifting like a new roof or kitchen updates.

Pricing your home competitively, at the start, will create more activity among brokers and buyers and lead to a more successful sale.
Establishing the value and list price for your property involves researching and comparing similar properties and weighing factors including location, condition, amenities, and market conditions. We will arrive at a competitive price aimed at generating strong buyer activity, with market input, my historic knowledge and your approval.

Creating excitement in the marketplace through consistent and aggressive marketing efforts and integrating online and offline efforts is key to a successful sale. I will also provide public open houses & brokers tours, yard signage & property feature sheet; sales agent network; and customized property marketing. I will remain in constant communication with you and give you progress reports on showings and activity.
Processing the Sale & Closing
Processing transactional documents will be made easy for you through my continuous guidance and communication. I will review all offers and terms of each offer with you and negotiate on your behalf so that you obtain the highest possible price for your home while limiting your exposure and protecting your best interests. Getting beyond repair negotiations, if any, is always a huge step forward and my in-depth experience with repairs and construction help all my clients understand what is reasonable to ask for and agree to.
Once your home is under contract I will communicate with you, the attorney, the buyer's agent and with any necessary contractors as needed to insure we have all the information so you can make the best, well informed decisions.
